How it works
1 • Planning Assessment
Meet the team and discuss your objectives and timescales. From there we create a planning appraisal which gives an honest assessment of the chances of development.
2 • Agreement
From here we make you an offer – typically, a promotion agreement. Going ahead means that we take charge of the whole planning process, including all costs, until the site is sold. During this time you can continue to use your land and you won’t have to pay us a penny.
3 • Planning
Enhance coordinates and pays for a range of technical reports required for the planning application.
These include reports such as:
• Flood Risk Assessment
• Landscape and Visual Impact Assessment
• Transport Assessment
• Design and Access Statement
• Biodiversity Assessment
We will regularly communicate with you so that you are kept up-to-date throughout.
4 • Land Sale
Once planning consent is achieved we will discuss and agree how the site is to be sold and marketed.
Our knowledge and experience mean we know exactly which types of developments are being sought and what the going rates are – so you can be confident we aren’t underselling.
As our return is a proportion of the sale, we have a mutual interest in achieving a high price.
